Preparing Now for a Successful Spring Listing
As we move into the middle of the fourth quarter of 2025, the market has picked up. Many sellers are seeing increased showing requests—thanks to what I call “end-of-season buying.” This is the time of year when motivated buyers step forward, knowing they’ll face less competition. Sellers, too, benefit from reduced competition, since many owners wait until January or February to list.

Historically, Manhattan’s spring market, February through early June, continues to be the strongest season for sellers. Activity rises sharply as both buyers and new inventory stream into the market. While more listings do mean more competition, they also attract more active buyers. That balance often creates the ideal environment for achieving stronger prices and quicker sales.

This year, there are several reasons to be optimistic. The mayoral race is behind us, and regardless of how one feels about the result, real estate markets tend to respond well to clarity and stability. Mortgage interest rates have leveled off, with the possibility of slight decreases ahead. After a few volatile years, these rates are now viewed as the “new normal,” much like the environment before the 2008 financial crisis. Although the rapid rate increases of 2022 caused turbulence, the market has since adjusted.

Still, not all property types are performing the same. Some segments remain challenging, while others, especially move-in-ready homes, continue to sell extremely well. Today’s buyers gravitate toward properties that feel fresh, well-maintained, and livable from day one.

That’s why, if you’re considering listing this spring, now is the time to begin preparing. First impressions matter—both online and in person. Decluttering, making small repairs, refreshing paint, and incorporating light or full staging can dramatically improve how buyers perceive your home. Even simple updates can have an outsized impact.

With the holiday season approaching, remember that contractors and vendors may have limited availability, and even small projects can take longer to schedule. Starting early will position you to launch your listing at its best when the market enters full swing in 2026.
