5 Things Sellers Can Do to Improve the Resale Value of a Home

5 Things Sellers Can Do to Improve the Resale Value of a Home

With nearly 40 years of experience helping sellers prepare their properties for the market, I’ve learned what truly attracts buyers—and what helps them envision a place as their future home. The right improvements boost buyer confidence and result in compelling listing photos that help your property stand out. Strong visuals are critical to generating interest and bringing buyers through the door in a competitive market.

1. Fresh Coat of Paint
A new coat of paint can instantly transform a space—especially if it feels tired, dated, or dark. Light, neutral shades with a high light-reflective value (Benjamin Moore paint colors note this) brighten rooms and create a more open, modern atmosphere. The right color can complement existing furniture and make everything feel more cohesive and inviting.

2. Update the Flooring
Damaged or worn flooring is one of the most common buyer complaints—an immediate red flag. If possible, refinish the floors to give them a refreshed look. Choose a medium-tone stain that suits the floor’s condition: a slightly darker stain can help mask imperfections, while a lighter, natural tone can highlight floors in good shape. Quality flooring leaves a strong impression and removes costly repairs or replacement concerns.

3. Stage the Home
Staging is key to creating a strong first impression and helping buyers emotionally connect with a space. Highlight the home's best features and create a welcoming atmosphere with full room furnishing or simple touches like pillows, throws, lighting, and rugs. A thoughtfully staged home leads to more showings, stronger online engagement, and faster offers.

4. Refresh Kitchens & Bathrooms
Outdated kitchens and bathrooms are often dealbreakers. But you don’t need a complete renovation to make a significant impact. Minor updates like new countertops, backsplashes, modern cabinet hardware, or updated appliances can go a long way. In bathrooms, consider a new vanity, fresh fixtures, reglaze the tub, or regrout the tile to give the space a clean, contemporary look without the hassle of a complete gut.

5. Improve Lighting
Proper lighting sets the tone for a space. It adds warmth, enhances mood, and makes rooms feel more inviting. Swapping outdated fixtures for modern ones can dramatically elevate a room’s appeal. Be sure to use soft white light bulbs consistently throughout the apartment—ideally 2700K or 3000K if using LEDs. (2700K offers a slightly warmer glow.) Good lighting also enhances listing photos, attracting more interest online.

While many of these updates can be handled by the owner, it’s wise to consult with a designer, stager, or real estate agent who regularly prepares properties for sale. Professionals understand buyer expectations and know how to make targeted upgrades that resonate with today’s market.

Focusing on these five key areas can elevate your property’s presentation, boost its appeal, and lead to faster sales with better offers.
